The Renters’ Rights Act is due to come into force on 1 May 2026. From this date, landlords will be legally required
ensure that all prescribed statutory notices and information are correctly prepared and served on tenants in accordance with the new regulatory framework.
Failure to comply with these requirements may have serious consequences, including the invalidation or delay of future possession proceedings. It is therefore essential that landlords are able to evidence full compliance, including clear proof of service for all relevant notices.
Our Service for Managed Landlords:
To support landlords in meeting these obligations, we are offering a Statutory Notice Compliance Service, which includes:
Preparation of all required statutory notices in line with current legislation
Formal service of notices on all tenants
Provision of a Certificate of Service
A full receipted audit trail evidencing compliant delivery and receipt
This documentation is critical in safeguarding your legal position and ensuring your rights are preserved should possession be required in the future.
Non-Managed Landlords
We would also like to highlight that an increasing number of self-managed landlords are now transitioning to a fully manag
ed service. With legal compliance becoming more complex and the risks to possession rights increasing, it is more important than ever to adopt a professional, “belt and braces” approach to tenancy management.
Rent & Legal Protection
In view of the upcoming changes, we also recommend that landlords consider Rent and Legal Protection. With changes to the possession process and increased tenant security, the potential for longer timelines and greater financial exposure is significantly higher than under the current system. As a result, this type of protection is rapidly becoming standard practice.
